Tenant improvements / Office & professional space

Tenant improvement project management. From lease to move-in.

a.i. Const PM manages tenant improvements from 2,000 to 150,000 square feet across the San Francisco Bay Area. Your senior PM coordinates the lease work letter, design team, contractor, budget, and move-in priorities.

Price the gaps before construction

A lease allowance does not define the entire construction scope. We compare the work letter with the drawings and building standards to identify who carries each cost. The review covers landlord delivery, tenant work, allowance requirements, exclusions, and schedule assumptions.

Design Bid or Design Build

We support both delivery methods. Your PM coordinates design reviews, tracks scope and budget decisions, and compares contractor proposals. Bid review separates base scope, alternates, allowances, and exclusions so you understand the proposed award.

Review costs against the contract

AI supports checks of change orders and pay applications against the project records. Your senior PM verifies findings, reviews work in place, and checks prior approvals. A flagged item becomes a question to resolve with the team, followed by a documented recommendation.

Keep move-in decisions visible

Your project view tracks budget, schedule, allowance balance, and open issues. We coordinate long-lead items, RFIs, submittals, site meetings, and decisions needing your attention. Closeout includes punch list coordination, final costs, warranties, and handover documents.

For tenants, owners, and property teams

We support office, professional suite, and open workspace projects. Landlord TI support and base building work are also available. Your written proposal defines site involvement, reporting, responsibilities, and fees for the project.

Project questions / Direct answers

Before you start.

What size tenant improvement projects do you manage?

Our interior build-out scope ranges from 2,000 to 150,000 square feet. We also support base building upgrades and ground-up projects, with scope confirmed in a written proposal.

Do you review the tenant improvement allowance?

Yes. We review the allowance alongside the lease work letter and construction scope, including cost responsibility, required submissions, and deadlines. Your PM tracks the allowance balance as the project progresses.

What should I bring to the first meeting?

Bring your lease or work letter, test fit or drawings, project address, approximate square footage, budget, and target move-in date. If some records are not ready, tell us your current phase.
