One accountable senior PM

An owner’s representative coordinates the project on your behalf. Your PM connects lease obligations, design decisions, contractor scope, schedule, and cost reporting. A senior PM leads every project, written into the contract. We represent one side per project and provide written conflict disclosure.

Start with the lease and work letter

Before design or construction, we compare your lease, work letter, building standards, and proposed scope. We identify allowance deadlines, delivery obligations, exclusions, and cost responsibilities. You get a scope and responsibility record to resolve with the project team before commitments are made.

Control scope, budget, and decisions

During design and bidding, we coordinate reviews and compare bids by scope, allowance, exclusion, and alternate. During construction, we review pay applications, change orders, and schedules. Your senior PM walks the site, runs meetings, and tracks the decisions affecting cost and completion.

AI review with human verification

AI supports document comparison and issue tracking. Your senior PM checks findings against the executed agreements, project records, and site conditions before recommending action. Your approval authority and the PM’s responsibilities follow the written agreement.

Experience and project fit

Michael brings 20 years of project management experience and more than 2 million square feet of Bay Area tenant improvements delivered. Our scope includes office and lab build-outs from 2,000 to 150,000 square feet, landlord capital projects, building upgrades, and ground-up development.

Project questions / Direct answers

Before you start.

When should I hire an owner’s representative?

Start before signing a lease or finalizing the work letter when possible. Early review gives your team time to resolve delivery obligations, allowances, scope gaps, and schedule assumptions. We also support projects already in design or construction.

How is an owner’s representative different from a general contractor?

Your owner’s representative advises and coordinates on your behalf. The general contractor performs and manages the construction work under its contract. a.i. Const PM provides project management and owner’s representation. Michael’s CSLB license is inactive.
